- If you live alone and would feel more comfortable, invite a friend or neighbour to be present. In winter months with dark nights, it is advisable to have your partner or spouse at the property.
- Show the buyer/s around at a fair pace and when ready (usually the last room), explain that you will leave them to look around on their own; and do just that. Meet them back in the kitchen with a cuppa when they are ready, to answer any and all questions. (Point out positive features when showing each room such as fire place for cosy winter nights, large windows to let in lots of light, back gate to enter garden easily, new boiler etc.)
- Tell them what you and your friends have always loved about the property, location or village.
